Ownership Management for Your Los Cabos Vacation Home
Elite Destinations is dedicated to providing the most comprehensive ownership management solution available to homeowners in Los Cabos. We understand the requirements of our first-class clientele and are pleased to offer the following service plan for the Homeowners in Los Cabos, Mexico.
About Our Elite Destinations
In 2002, Snell Real Estate recognized the need for a strong ownership management and vacation home rental solution in the Los Cabos area. As a benefit to our luxury Homeowners within exclusive communities like Palmilla and Cabo del Sol, Snell Real Estate created Elite Destinations. Today, this fully-functioning bilingual company serves two markets:
- Los Cabos Homeowners who require discerning and worry-free care of their Los Cabos vacation home, and
- Those interested in vacationing to Los Cabos and having a complete holiday experience in our private vacation home rentals. (Note: It is completely the decision of the Homeowner if s/he would like to join the vacation home rental program.)
Elite Destinations Support
Elite Destinations homeowners benefit from the continuous support, back-up and knowledge of the entire Elite Destinations Ownership Management and Service team. Our staff of 35 are available at any time to offer assistance to the Homeowners/Rental Guests.
Should a problem arise in your Los Cabos vacation home—our fully trained, fully bilingual staff will be available to offer support and assistance 24 hours a day, 7 days a week. Elite Destinations commits to cross-training all staff in order to meet the expectations of our Homeowners so that any assistance will be seamless to Homeowners/Rental Guests. This support means that Homeowners will be covered no matter what the emergency or occupancy of the home.. Elite Destinations will always be there.
- Accounting Services:
The Elite accounting staff will provide all Homeowners with individualized statements reflecting their specific service requests and itinerary prior to their arrival for review. Elite will settle all Homeowner’s accounts at the end of each month and, if you should choose to rent your home, all Rental Guests’ accounts will be settled upon check out of the home via credit card (Visa, MasterCard or American Express).
Additionally, our accounting staff will oversee the bookkeeping for your home. Elite will collect and pay all bills, including utilities, annual trust fees, property taxes, Homeowner’s Association (HOA) dues, etc. Elite will provide comprehensive monthly statements for each individual property and will work with your accountant to assure that all accounting is transparent.
Elite will request a monthly, up front payment to cover all monthly fixed fees, including the property management fees, estimated utilities, etc. This up front payment amount will be determined upon review of the current property accounting. Final billing will occur on the 30th of each month with payment requested within seven natural days to avoid finance fees*.
Elite will also request that all properties maintain a reserve deposit in an amount to be determined to cover emergency expenses and repairs. In lieu of this cash deposit, an American Express, Visa or MasterCard credit card may be provided.
*Note: A 2% montly finance fee may apply.
Property Maintenance for your Los Cabos Vacation Home includes, but is not limited to:
- Weekly Visual Walkthrough: An Elite Guest Services Manager will walk through your home weekly to ensure that everything is in order, is secure and that the home is in good condition. If required, our staff will request additional cleaning services or place a work order to repair or replace requiring attention.
- Maintenance Inspection: An Elite Maintenance Supervisor will perform a monthly in-depth maintenance inspection on all major appliances, air-conditioners, water filters, pool equipment, sewer system, etc. This preventive maintenance program can literally save thousands of dollars annually.)
- Monthly Maintenance Reports: Elite will provide the Homeowner with a monthly report of all completed work orders, open jobs, home inspections, etc., regarding the home.
- Maintenance Supervision: An Elite Maintenance Supervisor will always be present if any third-party company is required to do repairs, carpentry, plumbing, fumigation, etc., in any of the private homes.
*Supervision fees may apply.
- Maintenance Services: In the event that a problem is found and/or something requires repair, an Elite Staff Engineer can typically fix it with little or no labor charge – the Homeowner will merely be responsible for the payment of parts. If the task is larger than what Elite can handle, we will coordinate all repairs or part replacements. Any and all repairs, replacements, etc., will be supervised by an Elite Destinations Maintenance Supervisor, tracked with work orders and a bi-monthly maintenance report will be provided. Our goal is to keep your properties in top condition and safe at all times.

- Water Purification System: Our staff will regularly maintain your property’s plumbing system and water purification system ensuring proper water flow of clean water to your home. (Labor cost included, cost of new filters, UV lights, and other parts as required to be paid by the Homeowner.)
- Preventive Maintenance: Elite will maintain a complete list of all your appliances, pumps, AC units, etc., and will coordinate preventive maintenance service for the inventory with a third-party service provider.
- Inventory Control: EElite will maintain a complete inventory and control of all cleaning supplies, extra parts, batteries, light bulbs, faucet parts and general maintenance etc. being stored at your home. This will be submitted to the Homeowner upon request.
- Project Supervision: Elite staff is available to oversee and assist in coordinating all large repairs, remodels or construction projects to be performed at the properties. This fee will be based on the overall scope and size of the project and shall be quoted prior to start date.
Note:
- All repairs exceeding $300.00 USD will require the Homeowner’s prior approval, unless it is deemed an “Emergency” repair, i.e., flooding, security or emergency issues, etc.
- All repairs, replacement parts and third-party installation costs will be billed separately in your monthly statement.
- Non-business hours emergency calls are charged at $50.00 USD per event. (Business hours are 9:00 a.m. to 6:00 p.m., Monday thru Friday, Saturdays 9:00 a.m. to 1:00 p.m.)
Pool, Jacuzzi & Landscape Services
Elite Destinations staff members will maintain all exterior landscaping, including retaining wall areas and all indoor plants. A regularly scheduled team will perform the following services.
- All plant trimming, pruning and labor.
- All plant replacement. (Includes labor, not cost of plants.)
- Maintaining all exterior landscape irrigation. (Includes all labor, not cost of parts.)
- Removal of all landscaping and dead plant materials.
- Palm Tree Trimming: Palm Trees should be trimmed back at least once per year, possibly twice depending on our storm season. Each time we trim all palms, a fee of $50.00 USD per palm will be charged. There is no charge for the day-to-day trimming that is performed to keep low palms healthy and in beautiful condition.
- Fertilization: We will make certain that all plants and turf areas are properly fertilized throughout the year. This is an important part of the landscape process since our soils in Los Cabo are high in alkali.
- Fumigation Service: Interior and exterior fumigation will be performed monthly by a reputable and reliable fumigation company. An Elite Staff Representative will be on hand to oversee that this is done correctly and that your home is safe and ready for occupancy.
Note: Fumigation Policy does not cover termite extermination. To be quoted separately upon need or request.
Housekeeping Services
The Elite Housekeeping staff of 15 recognizes the need for the highest level of housekeeping services both for Homeowner satisfaction, as well as for overall maintenance of the home. Working with each Homeowners’ standards, Elite will assign a dedicated Housekeeping Supervisor to your home, as well as a thoroughly trained housekeeping staff to maintain the properties on a daily, weekly or as-needed basis. Utilizing Elite Housekeeping will help you avoid the high costs and the labor liability issues associated with maintaining household staff in Mexico, all the while assuring that your personal staff is fully trained, supervised and employed in accordance with Mexican law. Housekeeping services include:
- As Needed Housekeeping Service: Our highly trained staff will provide basic home cleaning services, including vacuuming, sweeping, making beds, cleaning kitchen counters and stove top, dish washing, sweeping and mopping floors, cleaning bathtubs, showers, commodes, organizing vanity, disposing of trash in trash receptacles, etc. This service also includes sweeping and cleaning the entry foyer area as well as the exterior pool and patio areas. Daily Housekeeping Service is designed for 6 persons maximum. Housekeeping service is scheduled at the Homeowner’s convenience between 8:00 am and 4:00 PM daily.
- Intensive Cleaning (recommended monthly): Your home will be thoroughly cleaned upon departure in preparation for the next arrival. A same-day turn around fee will apply on arrivals and departures scheduled on the same day.
- Intensive Cleaning (recommended monthly): An intensive cleaning of the home will be performed monthly at no additional charge. This service will be scheduled when properties are not occupied.
- Additional Housekeeping Service: Occasionally, a Homeowner or Rental Guest may host large events or have additional guests. You will enjoy immediate access to additional housekeeper support at a cost of $60.00 per day, per additional housekeeper. This helps reduce a large full-time staff while providing you the flexibility of expanding to a full staff when required.
Additional Ownership Management Services Available
- Same Day Turn-Around Housekeeping Services - in the event that extra housekeeping staff are required for a same-day turn around, the fee will be $40.00 USD per housekeeper.
- TV & Satellite Service - Paid on a yearly basis. (Depending on the package and number of receivers requested.)
- Internet Services - Service paid on a monthly basis and included with telephone bill. Elite Destinations staff members are all able to provide basic technical support, however we are able to provide a third-party service when required.
- Painting & Carpentry - Depending on the job performed or requested.
- Quarterly Exterior Wood Maintenance (Upon request and approval by Homeowner) - Apply sealer and clear acrylic to ensure proper color, texture and protection against weather exposure. (Price depends of home/villa size). Elite Destinations recommends that all wood is treated quarterly to maintain best possible condition.
- Furniture Moving Services - $30.00 USD per hour - when needed to move heavy objects, move furniture into protected areas such as patio or terrace furniture, hang pictures, etc. (handyman jobs)
- Annual Property Inspections - Elite Destinations recommends an Annual Comprehensive Third-Party Home inspection performed by a licensed engineer. Cost for this service is approximately $880.00 and will provide an overview of potential maintenance problems proactively before the problem occurs.
*Fees for these services will be billed separately.
Hurricane and Storm Preparedness
In the event of a hurricane, Elite Destinations will provide hurricane preparation assistance. This service includes shielding appliances and furniture by moving them to a protected area(s), removing carpets from floors, cleaning all drains prior to storm and ensuring that exterior items are stored to prevent window breakage. We will also ensure that water storage tanks and propane tanks are full prior to the storm.
This service will also include returning all appliances, carpets, interior and exterior furniture to their original location after the hurricane. Occasionally a hurricane may cause flood damage. In the event that there is flood damage to the home or immediate storm repairs are needed, an Emergency Fee may be applicable in order to clean, repair and prevent further damage.
Note: The cost of this service is based upon the size (square footage) of the home.
There may be an additional fee for hurricane shutter installation depending on the type of system in your home.
Technology Commitments
Elite Destinations commits to providing the following technology-based amenities:
- Property Management Software (Customized Online Booking Option) - With our new Property Management software system, Property Plus, Elite Destinations is able to offer online vacation home rental booking from the U.S. or anywhere in the world in real time. This software enhances our scope of influence/marketing as we share our rentals with partner sites and increases our capabilities for property calendar management, guest history, automated accounting statements, vendor statements, maintenance and housekeeping reports and online booking.
- Credit Card Processing - Elite Destinations accepts Visa, MasterCard and American Express for services.

Additional Services Available
- Airport Transportation - Arrival Airport Transportation is available at a cost of $65.00 to the Palmilla properties and $85.00 to all other homes. *Please note: Currently in Los Cabos only taxi-service is available for private transportation to the airport; however the Elite Destinations will arrange a private taxi for all Members ensuring their security and timely arrival to the airport at departure.
- Chef & Cooking Services - Elite Destinations can arrange for a professional chef, catering service or simply provide an Elite Destinations trained cook for a traditional Mexican breakfast and lunch. Our staff can plan a romantic dinner for two, a fiesta for 10 or a simple BBQ with hotdogs and roasted marshmallows.
